Listing summary: How Found cut SeeTreat's office costs by right-sizing the space and turning a second office into a private meeting room.
SeeTreat was paying for 22 desks when 10 to 12 people came in on a typical day, and its provider wanted 15% more at renewal. Found moved the team to a 12-desk office with a separate two-person office in North Sydney. The new set-up costs A$8,910 a month, 22.5% less than the renewal quote.
Paying for desks the team didn't use
SeeTreat is a software medical device company, founded in 2023, that builds software for radiation oncology. Its Sydney team worked from a serviced office on Pitt Street, rated at 22 desks across 67 m².
On a typical day, only 10 to 12 people came in. The business was paying for close to twice the desks it used, plus recurring charges whenever it booked an extra meeting room.
Then the provider proposed a 15% increase at renewal. That would have taken the monthly cost from A$10,000 to A$11,500.
A brief with two sizes in it
Cutting desks was the simple part. The harder part was the one day a month when the whole team, up to 24 people, comes together.
So the brief covered both: a smaller office for everyday use, breakout space for full-team days, and meeting space that wouldn't add a charge every time someone booked a room. SeeTreat wanted a set-up that suited the way the team actually works, at a lower cost.
Two options, so the search couldn't stall
Found reviewed the Sydney market and shortlisted two sites run by The Work Project. One was at 66 Goulburn Street, around the corner from the existing office. The other was at 100 Arthur Street in North Sydney.
Running both mattered. When the Goulburn Street office was no longer available, the North Sydney option was already lined up, and SeeTreat moved there.
The building wasn't new to the team either. SeeTreat had used The Work Project's space at 100 Arthur Street for past events, so it already had a sense of familiarity.
The deal
Found secured a 12-desk office plus a separate two-person office. SeeTreat plans to turn the smaller office into its own private meeting room, which cuts the paid room bookings that had been added to the bill.
Together, the two offices measure 68 m². That is slightly more floor space than before, now shared by 14 desks instead of 22.
Membership also includes complimentary meeting rooms for up to four people, bookable for two hours at a time. There’s also a new gym free of charge.
The monthly cost came down to A$8,910:
- A$2,590 a month below the renewal quote, a 22.5% saving worth A$31,080 across a year
What a broker added
The renewal quote assumed SeeTreat still needed 22 desks. Found started from how many people actually came in, sized the office to match, and treated the full-team day as a separate problem.
Shortlisting two buildings kept the search moving when one dropped out. Turning the second office into a meeting room dealt with a recurring cost that a simple desk count would have missed. Found's service is free to the client, so the whole saving stayed with SeeTreat.
The takeaway
A renewal notice is a good moment to compare what you pay for with what you use. For SeeTreat, fewer desks, a converted meeting room and a second option in reserve added up to a better office for less.
