When Flo, the world’s leading period tracking app, began preparing for a major phase of growth, it quickly became clear their existing office space in WeWork near Tower Bridge wouldn’t support the next stage of their journey. They needed more room, more functionality, and — crucially — a space that felt like their own.
Flo’s brief was ambitious. They were looking for a single floorplate with over 100 desks, abundant natural light, a building with character, and the capacity for bespoke fit-out. Their wish list included four larger meeting rooms (8–12 people), four smaller ones (4–6 people), eight phone booths, two kitchens, a wellness room, a library, and a dedicated ‘all hands’ area for team-wide meetings and presentations. It wasn’t just about space — it was about identity, culture, and scalability.
From Plug-and-Play to Purpose-Built
Flo had outgrown the off-the-shelf coworking model. They needed an environment that reflected their brand and empowered their team — a statement space that would also reassure investors of their momentum. But finding something that ticked every box, straight out of the gate, was unlikely. We knew early on that this wasn’t going to be a plug-and-play search.
Instead, we focused on finding a category A space — essentially a blank canvas — which could be fitted out precisely to Flo’s specifications. That approach allowed us to meet the brief while keeping the emphasis on flexibility and future-proofing.
The Process: Strategy, Patience, Expertise
With a tight brief and a competitive market, this wasn’t a one-and-done search. There were multiple rounds of viewings, detailed shortlists, and carefully constructed comparison decks to help the Flo team weigh their options. Throughout the process, we worked closely with Flo’s leadership and stakeholders to ensure the space aligned with both their current needs and their future plans.
What ultimately made the difference wasn’t just access to the right buildings — it was the strategic advice that came with it. By drawing on our deep knowledge of the London office market, build costs, and landlord negotiations, we were able to guide Flo through the trade-offs and opportunities in a way that saved them significant time and money.
More Than Just a Transaction
The result? A beautiful, characterful space tailored to Flo’s vision — and ready to support the next chapter of their growth. But more importantly, our relationship with Flo didn’t end when they got the keys.
We continue to support them with insight, advice, and ongoing real estate strategy. Office needs evolve over time, and we’re proud to be a trusted partner as Flo continues to grow.
The Takeaway
Finding the right office space — especially during periods of growth — is rarely straightforward. But it doesn’t have to be overwhelming. The key is partnering with a commercial real estate agency who understands not just the market, but your business.
At Found, we don’t just unlock doors — we unlock potential. Our work with Flo is a great example of how the right approach, grounded in expertise and collaboration, can turn a complex brief into a confident decision.
