Lenus, a high-growth health and fitness company, faced a major operational challenge when they were informed — with just three weeks’ notice — that their London office would be closing. With over 30 employees relying on this space daily, the situation demanded an urgent solution.

The brief was clear: find a new office in London that could accommodate the team, reflect the brand's identity, support hybrid working, and be ready for immediate occupation — all within a three-week timeframe.

The Challenge

The task was, by most standards, “impossible”. Finding an office space in London with such a tight turnaround, while also meeting a long list of criteria, required speed, expertise, and a deep understanding of the market.

Among the core challenges was the extremely limited timeline. We had just three weeks to source, negotiate, and complete a move-in — something that typically takes months. On top of that, the new office needed to reflect the wellness-focused identity of Lenus and feel like a true home for their growing team. The space also had to be fully equipped with high-tech infrastructure and ready to go from day one, supporting both in-office and flexible working. And critically, the solution needed to anticipate their rapid expansion, both within London and globally.

Our Approach

At Found, we never take a one-size-fits-all approach. We started by getting to know Lenus — how they work, who manages the team, their ambitions, and what makes them tick. From there, we developed a workplace strategy tailored to both their immediate needs and future goals.

Understanding the Vision

Lenus wanted more than just desks — they wanted an environment that would inspire collaboration and reflect their brand’s commitment to wellbeing. We prioritised natural light and wide-open spaces, with design-led interiors to boost creativity. It was also important that the office included access to wellness amenities, outdoor areas to support productivity, and a kitchen and lounge that would comfortably host both staff and guests. With their flexible workforce, 24/7 access was non-negotiable, and location played a vital role — the space had to offer excellent transport links and a vibrant post-work culture.

Beyond the physical office, we also helped Lenus explore new markets. We factored in commuting patterns, accessibility, and local amenities, guiding them through the intricacies of international expansion. Using our network of landlords and agents, we were able to secure prime locations and negotiate favourable deals.

Delivering the Impossible

Within just three weeks, we found Lenus a new London office that exceeded expectations. The space was ready to move into and came fully equipped with 130 desks, three meeting rooms, seven phone booths, and private kitchen and lounge areas — all designed to foster productivity and reflect their brand. With outdoor space and wellness facilities included, and round-the-clock access, the new office hit every mark.

Our success didn’t stop there. After completing the London relocation, we continued supporting Lenus as they scaled internationally. In New York, we secured and managed over 12,000 square feet of prime office space to support their growing US operations. Today, we manage their real estate footprint across nine countries — helping them scale with confidence and consistency.

The Results

Our partnership with Lenus has delivered meaningful, measurable outcomes. Since working with Found, Lenus has experienced a 42% increase in headcount, thanks to the strategic workspace planning we helped implement.
