When We Build AI first came to us, they were a four–person team with a boldly ambitious plan: to scale to sixty employees in just nine months. They needed somewhere that could carry them through that hyper-growth phase without forcing them into an expensive, premature commitment or a disruptive move halfway through their journey. On top of that, they wanted a space that reflected who they are as a brand and helped them attract the calibre of talent they were targeting.

The Challenge

Before we got involved, We Build AI had been working with another agent, Kontor. Despite everyone’s best intentions, they simply couldn’t find a space that matched the company’s style while also offering the flexibility they needed in both the contract and the physical layout. By the time the team reached us, they were understandably frustrated. Our role was not just to find space, but to restore confidence that the right solution actually existed.

We started by digging into their headcount projections and how they planned to structure the business over the next twelve months. Rather than look for a “forever home” based on a guessed-at final number of employees, we focused on the key requirement: a space that worked brilliantly for the next phase of growth while keeping them future-proofed. That meant flexibility was non-negotiable. We quickly honed in on serviced options around St Paul’s and Bank, where transport links, amenities and brand-appropriate buildings are particularly strong.

The Plan

Our first move was to identify a self-contained serviced office near St Paul’s with its own meeting rooms. This gave us a model for what the client responded well to: privacy, control over their own environment and space for collaboration. However, we knew we could push further and refine the match. Over the course of four targeted viewings, we narrowed the options down and introduced them to MYO in the Bank/St Paul’s area, where one particular floor stood out as an ideal fit.

At MYO, we secured a twelve-month agreement for thirty-six desks and a dedicated meeting room. The key to making this work for a four-person team with serious growth ambitions was the way we structured their occupancy. We negotiated additional building passes that allowed We Build AI to rotate staff in and out of the space, giving them the feel and functionality of a much larger footprint without locking them into unnecessary desks from day one. This meant they could scale headcount quickly while we monitored how their real space usage evolved.

Future-proofing was just as important as flexibility on day one. We didn’t want them to reach thirty-six people, realise they were flying past that number, and suddenly be scrambling for a new location. To avoid this, we negotiated a first right of refusal on larger spaces within the same building. As soon as a more expansive floor becomes available, We Build AI has the option to secure it ahead of the wider market, keeping them one step ahead of their own growth curve and avoiding the disruption of moving to a different address.

The Key To Success

From the beginning, we understood that real estate, for this client, was also a talent strategy. They needed a building that would help them win the “we can work anywhere” candidates: engineers, product people and commercial hires who could choose between multiple offers. So we didn’t just search for the right square footage; we prioritised an environment that would genuinely impress both current staff and prospective recruits. That guided us toward a building with a breadth of amenities rather than a purely functional office.

The MYO space between St Paul’s and Bank delivered exactly that. Alongside the workspace itself, the building offered a welcoming coffee and lounge area, an impressive roof terrace and a wider complex full of after-work perks, including the F1 Arcade, bars and restaurants. This combination meant the office wasn’t only a place to sit at a desk; it became a social and cultural hub for the team, somewhere they could host candidates, run team days and build a strong internal culture as they grew.

The Result

In the end, we didn’t just place We Build AI into an office. We gave them a growth platform: a self-contained, flexible space that works for a four-person team today, has room and structure for rapid expansion and sits within a building that helps them attract and retain the talent they need. For us, this case neatly captures what we do best: listen closely, think ahead and negotiate hard so that space becomes a strategic asset, not just a line item on the P&L.
