Coralogix, a fast-growing technology company, was preparing for its next phase of growth in London. They needed an office that reflected their ambitions: a space three times the size of their existing footprint, in a central, well-connected location, with the kind of quality that would support both hiring and culture. At the same time, they were determined to keep costs under control and avoid being locked into a long lease that might not fit their future plans.
Initially, Coralogix instructed a globally recognised agent, Cushman & Wakefield. Coralogix felt they needed a more hands on approach. It was at this point that we entered the picture.
Reframing The Challenge
When we began speaking with Coralogix’s senior leadership team, it was clear that the existing brief wasn’t setting them up for success. Rather than trying to work within those constraints, we essentially tore up the original brief and rebuilt it from the ground up. Together with the leadership team, they redefined what the next office needed to achieve: supporting rapid headcount growth, reflecting the brand, and accommodating modern, flexible working patterns, all within a strict cost framework.
As the senior decision-makers were not based in the UK, the stakes were especially high. Coralogix needed an adviser they could trust completely on the ground; someone who would not just forward property listings, but would interrogate the market and act as their local eyes and ears. We also reset expectations around what was realistically achievable, carefully explaining how lease length, incentives, quality, and rent levels interact in the London market. This clarity meant that every option considered from that point on was rooted in real-world constraints and tailored to Coralogix’s actual needs.
Acting As Eyes And Ears In London
With leadership overseas, the search required a much more immersive approach than a traditional office search. We went out into the market on Coralogix’s behalf and surveyed all spaces that matched the newly defined brief. We physically inspected each viable building and documented them thoroughly, capturing detailed photos and videos of the office space, communal areas, arrival experience, and views.
To bring each location to life, We filmed the surrounding streets and amenities, showcasing coffee shops, gyms, transport links, and lunchtime options in the vicinity of each building. These visual tours were supported by local market analysis, including typical rents and incentives and commentary on where genuine value could be found. As a result, the leadership team could compare options as if they were on the ground themselves, despite being based outside the UK.
The Key Constraint: Short Term, High Demand
Although there was no shortage of general lease options in theory, the real challenge lay in Coralogix’s requirement for a maximum two-year term. Most landlords in central London prefer longer commitments, and short, flexible leases on high-quality space are rarely advertised widely. This meant that a standard agency approach would never surface the kind of deal Coralogix needed.
To overcome this, Found went directly to landlords to understand their current and upcoming voids, their pressures, and any appetite for shorter-term transactions. By building direct relationships rather than relying solely on widely marketed stock, we were able to identify situations where a shorter lease could actually solve a landlord’s problem, such as bridging gaps between longer-term lettings or filling space ahead of future plans for a building.
The Solution: 6 Devonshire Square with Nuveen
This landlord-first approach led us to Nuveen and a standout opportunity at 6 Devonshire Square. The building offered a 7,654 sq ft space that comfortably met Coralogix’s goal of tripling its size. More importantly, Found was able to negotiate a 24-month term, exactly aligned with Coralogix’s maximum horizon, at a rate below the prevailing market level for that quality and location.
The commercial structure was only part of the win. We agreed a free fit-out as part of the deal, with the design driven by Coralogix’s own requirements. This meant the new office could be tailored to their people, culture, and ways of working without adding extra capex to the project. In one move, Coralogix secured a flexible, cost-effective, and fully branded home in a prime City of London location.
Supporting The Move End To End
Our involvement did not stop once heads of terms were agreed. They continued to support Coralogix through the legal and practical stages of the transaction. This included helping review contracts to highlight key commercial and operational points, coordinating with Nuveen and the fit-out team to keep the specification and timeline on track, and providing ongoing support as the client prepared to move into 6 Devonshire Square.
Because the leadership team was overseas, this end-to-end support was critical. We effectively acted as an extension of Coralogix’s internal team, ensuring that there were no surprises between agreeing the deal and occupying the space.
The Outcome
Coralogix ultimately achieved exactly what it set out to do. The company secured an office that tripled its London footprint while remaining within budget, in a high-quality building in the heart of the City. The lease length was capped at 24 months, giving them flexibility for future growth or change, and the rent was agreed at a below-market level. The free, bespoke fit-out allowed them to move into a space that reflected their culture from day one, without additional capital outlay.
Perhaps most importantly, Coralogix felt truly represented and supported throughout the process.
