A new group needed a shared home
Alpha Capital Group (ACG) was bringing several fast-growing businesses together, spanning trading technology, partnerships and education. Its new London office needed to give those businesses a shared base, while making room for the different ways they worked.
The brief went beyond desks. ACG needed boardrooms for its leadership teams, a classroom-style area for trading education and somewhere to welcome and host guests. Each business brought its own priorities, so the right space had to work for the group as a whole.
Quality and accessibility mattered too. ACG wanted a premium office in the City that people could reach easily, with Moorgate offering the right location for its new home.
A focused shortlist changed the search
Before working with Found, ACG had attended around 18 to 20 viewings with another agent. The search had covered plenty of ground, but the right fit was still missing.
We brought the group’s requirements into a focused shortlist of three spaces. One was a Moorgate office owned by Royal London, where the landlord had invested approximately £450,000 in preparing the space.
ACG loved it as soon as they saw it. The office offered the quality and setting they were looking for, alongside the space to bring their businesses together.
With the preferred office identified, our attention turned to securing terms that worked for both ACG and the landlord.
Making the deal work for a newly formed group
ACG’s businesses were growing rapidly, but the group itself was newly formed. That created a challenge when the landlord sought historical accounts to assess the prospective tenant.
We worked through the available financial evidence to demonstrate the group’s income and profitability, then negotiated a deposit arrangement that addressed the landlord’s requirements. The agreement involved a higher initial deposit, with its return agreed after the first year of tenancy.
Alongside that arrangement, we secured a substantial rent-free period and brought the deal well within ACG’s budget.
One address for the next chapter
ACG secured a premium Moorgate office where its businesses could come together, with space for leadership meetings, trading education and visiting guests.
The result combined the right location and quality with commercial terms that worked for a newly formed group. A focused search found the office. Careful negotiation made the move possible.
