The Challenge
Mivada had been building something worth being proud of. Over recent years, the business experienced significant headcount growth, and what had once been a comfortable home at WeWork Sussex Street was beginning to show its limits.
On peak attendance days, the existing office could no longer keep pace with the team. Space constraints were creating access issues, limiting collaboration between colleagues, and affecting both the employee and client experience. The workspace had simply been outgrown.
The brief was clear: find a workspace solution that could comfortably accommodate the team today, with the capacity to support continued growth tomorrow.
The Search
Found conducted an extensive market review on Mivada's behalf, carrying out a full assessment of available options and attending multiple in-person inspections across Sydney. Budget was a real constraint. The size of space Mivada needed would, at standard market rates, have pushed the cost beyond what the business could commit to at this stage of growth. Given Mivada's existing relationship with WeWork Sussex Street, and the importance of minimising disruption during a period of growth, the priority was finding the right solution, not just the fastest one.
The Outcome
Found identified the opportunity to upsize within the same building. Mivada's new office at WeWork Sussex Street is approximately 3.5 times larger than their previous space, giving the team the room they needed without the upheaval of a full relocation.
Critically, Mivada was also able to transition into the new space ahead of their existing end date. This brought an early close to the disruption the team had been managing and gave the business immediate access to the additional capacity it needed.
The new office supports a variety of working styles across the floor: dedicated collaboration areas, informal breakout spaces, and an open layout that encourages greater interaction between teams throughout the day. Every employee now has access to the full range of building amenities, something the previous space could not offer.
The result also exceeded what Mivada's budget would typically have secured on the open market. Our existing relationship with WeWork meant we were able to negotiate terms that brought a significantly larger suite within reach, at a commercial outcome a direct approach to the provider would not have produced.
