Short leases are possible. Coralogix needed to triple its London footprint without signing for more than two years, which most landlords resist. We went direct to landlords and secured 7,654 sq ft at 6 Devonshire Square on a 24-month term, below the market rate, with a free fit-out designed to their brief. That deal sits in the City of London rather than on Old Street, but the same approach works here. Deals like it rarely appear on listings sites.

Getting to an office in Old Street

Old Street station sits beneath the junction and serves the Northern line on its Bank branch, alongside national rail services run by Great Northern. Those trains run one stop south to Moorgate and north through Finsbury Park towards Welwyn Garden City, Hertford North and Stevenage, which widens the commuter catchment more than most people expect. Shoreditch High Street, Moorgate, Liverpool Street and Barbican are all within walking distance, and a dense set of bus routes runs along City Road and Old Street itself.

The roundabout itself has changed. TfL’s Old Street project has permanently closed the north-west arm to traffic to make way for a new public space, opened a new station entrance on Cowper Street and added segregated cycle lanes. For staff, that means an easier walk in and a safer ride.

The Old Street area also changes block by block, and this matters when you shortlist. West towards Barbican and St Luke’s, streets are quieter and more residential. East towards Shoreditch, there is a cafe on most corners, late-night bars and a younger crowd. Old Street Yard sits in the heart of Tech City between the two, and its prime location is part of why space there costs more. Excellent transport links are a given anywhere near the station. Local amenities are where buildings really differ, from independent cafés to gyms and green space, and the right amenity mix is often what persuades a hybrid team to come in.
