Serviced Offices Regent Street: Flexible Office Space to Rent in the Heart of the West End

Regent Street is one of the few addresses in central London where a five-person team can rent by the desk above the same shopfronts as global brands, and for most businesses under about 30 people, serviced offices are the right way in. Taking a whole floor here means a long lease, a fit-out and a landlord vetting your accounts. Serviced suites come ready to use on flexible terms, with some buildings offering minimums as short as three months.

Five things to weigh before you compare office options

Judge any shortlist here on five points: where on the street the building sits, how your team will get there, the format of space, how the building performs on an ordinary weekday rather than in the photos, and the all-in monthly cost. Headcount sits behind all of them. A team of eight and a team of 40 should rarely be viewing the same buildings, even on the same street.

Position matters more than the postcode suggests. Along its main stretch, the street runs between Mayfair on its western side and Soho on its eastern side, and the side streets change character with it: tailoring and commercial galleries to the west, studios and restaurants to the east. Further north, it continues towards Langham Place and the edge of Marylebone. It is a shopping street first and a business district second, so most offices sit on the upper floors, above the flagship stores.

For a creative agency, a space located in the vibrant streets on the Soho side, around Carnaby Street, often suits the culture better than a formal floor on the western side. A wealth manager might want the reverse. Neither is wrong. Decide before viewings start, because two buildings that both sit "on Regent Street" can be a full Tube stop apart.

Transport connections around Regent Street

Transport is where the street earns its rent. Oxford Circus and Piccadilly Circus sit at either end of the main stretch, one stop apart on the Bakerloo line. Oxford Circus is also served by the Central and Victoria lines, according to TfL's station page, and is at the junction with Oxford Street, while Piccadilly Circus adds the Piccadilly line at the southern end.

Bond Street and Green Park stations are both a short walk from the street and bring the Jubilee and Elizabeth lines into range. The Elizabeth line entrance at Hanover Square, just off the street, puts Heathrow, Canary Wharf and Liverpool Street on one direct line. Euston is two stops north of Oxford Circus on the Victoria line and Victoria station is two stops south, which helps anyone arriving by mainline rail. A large network of bus routes also converges on the street.

Excellent transport links widen your hiring pool as well, because staff can reach the street without changing from places as far apart as Ealing and Walthamstow. That reach is worth paying for.

Serviced offices, coworking and flexible workspace compared

Serviced offices suit most small teams here. You pay one monthly fee, per desk or per office, that usually covers rent, business rates, service charge, utilities, cleaning, internet, and coffee and tea, and you move into fully furnished offices with access to a shared meeting room. One bill, no fit-out, nothing to buy. The trade-off is control: the operator sets the design and the house rules, and the per-desk rate looks expensive next to a lease once a team grows.

Coworking spaces suit sole traders and teams of two or three who need a desk rather than a door. A hot desk is the cheapest option and a fixed desk gives you a dedicated workstation, but either way you share a lounge and kitchen with other businesses. A virtual office is cheaper again: a W1 business address for post and company registration, with rooms booked by the hour when clients visit. On the better serviced floors, the workplace has private offices and the workplace embraces hybrid working as well, with hot desks, phone booths and breakout areas for the days when everyone comes in.

As teams grow, the real choice is serviced or managed. Managed space gives you self-contained offices with your own entrance and branding, with an operator running the building, though usually on longer terms. FromCouncel wanted exactly that but couldn't commit to the usual two-year minimum, so we found a managed unit with a block-date clause allowing an earlier exit and negotiated 5,000 sq ft at £104 per sq ft, all-inclusive. The search opened in February 2026 and the lease was signed in March. Business centres on and around the street range from single-desk office suites to whole floors, so it pays to price both formats before deciding.

Listed facades or Grade A: comparing the office buildings

John Nash's street dates back to 1819, and its Grade II listed facades are much of the appeal. Behind them, the stock splits two ways. Period floors often offer high ceilings and wooden floors, tall windows and abundant natural light, but alterations to a Grade II listed building may need listed building consent, which can limit what you change. Listed status cuts both ways. Those restrictions are one reason a ready-made serviced floor suits smaller teams here so well.

The alternative is a Grade A office: a newly refurbished floor behind a retained frontage, or in a modern block nearby, with raised floors, modern air handling and space awash with natural light, sometimes with a rooftop terrace. We find these are the floors most tenants are chasing, which keeps them scarce. A sublease can be the quickest way into that tier. JFrog moved across town rather than here, but the principle holds: we secured them a sublease at one of the capital's most prestigious addresses, inheriting about £4 million of existing fit-out, at £10 per sq ft below the asking rate with five months rent free.

Towards the Piccadilly Circus end, 120 Regent Street shows how the serviced model works on the street: 24-hour access, showers, kitchen facilities and meeting rooms, with private offices for teams of up to 15 on a three-month minimum term, advertised from around £500 a month. Whatever the building, test the brochure on the viewing. Check what "spacious" means in square feet per person, whether there is a large break-out area or just a corridor of offices, whether the projector and screen in each room work, and whether the private fully equipped kitchenettes in the listing are really yours. A centre spread over five floors with one small lift feels very different at 9am from one built around a modern core, and built-in collaboration spaces only help if the floor is still a comfortable working environment at full occupancy.

What it costs to rent in Regent Street

Space in the heart of London's West End is getting harder to secure. Savills' July 2026 market watch recorded 1.27 million sq ft of take-up in the second quarter, 42% more than a year earlier, with vacancy falling for a third consecutive quarter to 7.5% and prime rents averaging £175.10 per sq ft across the first half. Half of Mayfair's 2026 to 2029 development pipeline is already pre-let or under offer. Those are conventional lease rents, before service charge and business rates, both of which a serviced fee usually includes.

Budgets are where most searches stall. Edgewater Markets wanted to move from the City to this part of town with 20 desks, a meeting room and four executive offices on £18,000 to £20,000 a month. That brief didn't exist here at that budget. The team raised it to £30,000 to £35,000 a month and scaled back the executive offices, then decided the City still suited them better, so we doubled their space in their existing building without delaying their start date.

First quotes are rarely final. Our experience is that teams who rent Regent Street space through a serviced operator can often negotiate on term length, rent-free weeks and the notice period, especially on a longer agreement. Compare the all-in monthly cost per person across every option, because a cheaper desk rate with fewer bookable room hours can end up costing more.

Choosing the right Regent Street office for your team

It depends on headcount. Under 10 people, a serviced private office or coworking membership close to Oxford Circus gives you the best transport for the money. Between 10 and 30, look for a serviced suite with its own meeting room and enough breakout space for the hybrid days, ideally on a floor you don't share. Above 30, compare managed floors and subleases against a conventional lease before you sign anything, because that is the size at which the per-desk premium starts to hurt.
