Who is Isaac Tonkin?
The commericla real-estate expert
Before starting Found, I spent close to five years at Fora, later part of the TOG | Fora platform, leading sales across a premium flex portfolio. That period gave me a front row seat to how London occupiers choose space, what really drives attendance and how to structure win-win deals with operators. Over the past several years I have launched 27 buildings across London and worked directly with landlords, asset managers and design teams, experience I now bring to every client brief.
A career built inside the industry
My career started inside flexible workspace, where I learned the mechanics of pricing, occupancy and product design, then progressed into enterprise transactions and portfolio-level strategy. Found is the product of that journey: a broker that thinks like an operator and negotiates like a principal. I keep a simple rule on every mandate: understand the business goals first, then use the market to serve those goals, not the other way around.
What I do today
I lead search and negotiation for scale-ups, category leaders and global teams entering or expanding in London. Typical work includes defining the brief, running focused tours, building apples-to-apples comparisons, testing landlord appetite, and negotiating a package that covers rent, incentives, fit out, flex and growth options. I stay close after move-in, because the best deals endure.
How I work with clients
Every search starts with clarity. I map your location logic, headcount plan, attendance data, meeting cadence, privacy needs, technical requirements and brand priorities, then I filter the market to a tight shortlist. I press operators and landlords on incentives, flexibility and specification, not just headline rent. I look for hidden value in fit out, dilaps, expansion rights and service scope. I keep communication direct and jargon-free. When the brief changes, I adapt quickly
